Buying in Istanbul for rental income: what to compare

Buying to rent out is a different decision from buying a home for yourself. Tenants care about transport, the size of the unit and the streets around the building, and the type of rental you plan decides which rules apply. This page shows three Istanbul districts that fit your answers, with the projects we list there, so you can compare them on those points.

We do not publish rental-return or yield figures, because we cannot verify them for each unit. An advisor can talk you through rental demand in the districts you see.

If you are thinking of short stays for guests, note that in Türkiye this needs a permit from the Ministry of Culture and Tourism before you sign with guests, and the application needs a unanimous decision of all owners in the building. If you would rather not run the rental yourself, ALTEX offers rental and management services after purchase.

Three districts to consider

Chosen from your answers, the projects we list and each district’s transport and setting. A starting point, not a ranking of districts.

  1. 1KağıthaneEuropean side

    Why
A central district next to the Levent and Maslak business areas. The M2 and M7 metro lines and the M11 airport line all stop here.
    Suits you if
You work in the central business areas, or you travel often through Istanbul Airport.
    Watch out
A dense and busy district with a lot of redevelopment, and many homes are compact. Check noise, views and nearby building work for each project.

  2. 2KartalAsian side

    Why
A seafront district on the Asian side, between Maltepe and Pendik. Marmaray and the M4 metro stop here, and M4 runs on to Sabiha Gökçen Airport.
    Suits you if
You want a coastal home on the Asian side, with rail links towards Kadıköy and the airport.
    Watch out
The seafront and the inland hills are very different areas. Check each project’s exact location and how far it is from a station.

    Projects we list in Kartal

  3. 3ÜmraniyeAsian side

    Why
A large residential and business district on the Asian side, with shopping centres and newer housing. The M5 metro runs through it to Üsküdar, and the M8 serves Dudullu.
    Suits you if
You want a family-size flat in a newer complex, with a metro link to the Bosphorus shore.
    Watch out
The district is inland, with no seafront. Projects vary a lot in how close they are to a metro stop, so check the exact location.

    Projects we list in Ümraniye

  • We don't publish rental-return figures, because we can't verify them for each unit. An advisor can talk through rental demand in these areas with you.
  • Delivery dates are as listed on each project page and can change.
  • Prices are the listed asking prices and change; an advisor confirms the current price and availability.

Istanbul areas explained

Istanbul has two sides, European and Asian, divided by the Bosphorus and linked by bridges, the Marmaray rail tunnel and ferries. Each side has its own airport, business areas and seafront. Before you pick a district, check which rail line is near the home and whether the project is finished.
