Buying a home to live in Istanbul: where to look
Choosing a home to live in Istanbul usually comes down to three things: your daily journey, the kind of neighbourhood you want, and whether the home will be ready when you need it. This page narrows the city down to three districts that match your answers and shows the projects we list in each.
Tell us who will live in the home, how you like to live (in the centre, near the sea, somewhere quiet and green, or in a gated complex) and what you need close by. Districts are matched on the rail lines, airports and setting we record for each one. We do not score areas by schools or hospitals, so ask your advisor about the exact address before you visit.
Each district card says why people choose it, who it suits and what to check on the ground. Delivery dates are shown as listed and can change; an advisor confirms which units are ready to move in.

Question 1 of …
Three districts to consider
Chosen from your answers, the projects we list and each district’s transport and setting. A starting point, not a ranking of districts.
1MaltepeAsian side
- Why
- A long seafront district with a large coastal park. Marmaray and the M4 metro both run through it, towards Kadıköy and Sabiha Gökçen Airport.
- Suits you if
- You want everyday life near the sea on the Asian side, with rail links in both directions.
- Watch out
- Sea views depend on the project, the block and the floor, so ask about the exact unit. Not every project is close to a station.

2KartalAsian side
- Why
- A seafront district on the Asian side, between Maltepe and Pendik. Marmaray and the M4 metro stop here, and M4 runs on to Sabiha Gökçen Airport.
- Suits you if
- You want a coastal home on the Asian side, with rail links towards Kadıköy and the airport.
- Watch out
- The seafront and the inland hills are very different areas. Check each project’s exact location and how far it is from a station.

3BaşakşehirEuropean side
- Why
- A planned district of large residential complexes, parks and wide roads. The M3 metro runs through it, and the M11 line links it with Istanbul Airport.
- Suits you if
- You want a newer flat in a gated complex, with family-size layouts and a metro line nearby.
- Watch out
- It is far from the historic centre and the Bosphorus, and commutes to the central business areas can be long. Check which units are finished.

Istanbul areas explained
Istanbul has two sides, European and Asian, divided by the Bosphorus and linked by bridges, the Marmaray rail tunnel and ferries. Each side has its own airport, business areas and seafront. Before you pick a district, check which rail line is near the home and whether the project is finished.
