Buying with citizenship in mind: projects that match your budget

If Turkish citizenship is part of your plan, read the rules first and look at homes second. Our guide to Turkish citizenship by property explains the official conditions, the investor residence permit and the three-year no-sale annotation on the title deed, with links to the law. This page has a narrower job: it shows Istanbul districts and projects that fit your budget and the way you will use the home.

We do not label any project or unit as qualifying for citizenship. Whether a purchase meets the conditions is checked for that purchase by the land registry and the authorities. Listed asking prices can change, so an advisor confirms the current price before you decide.

Answer a few questions about who would be included in the application, how you will use the home and your budget. You will then see three districts to consider, why buyers look at each one, what to watch out for, and the projects we list there.

Three districts to consider

Chosen from your answers, the projects we list and each district’s transport and setting. A starting point, not a ranking of districts.

We do not say that a project or a unit qualifies for citizenship. Eligibility depends on the specific purchase, and it is confirmed by the land registry and the authorities.

  1. 1AtaşehirAsian side

    Why
Home to the Istanbul Finance Centre area, with office towers, malls and residential complexes. The M8 metro runs through it, and M4 stations sit on its border with Kadıköy.
    Suits you if
You work on the Asian side, or want city living with offices, shops and transport close by.
    Watch out
We list fewer projects here than in other districts. Check how far each project is from the nearest metro stop.

Istanbul areas explained

Istanbul has two sides, European and Asian, divided by the Bosphorus and linked by bridges, the Marmaray rail tunnel and ferries. Each side has its own airport, business areas and seafront. Before you pick a district, check which rail line is near the home and whether the project is finished.
