Buying to hold or for holidays: where to look in Istanbul
Some buyers want a property to keep for many years. Others want a holiday home for their own use, and some want both. This page covers both plans. Answer a few questions about how long you expect to keep the property, whether you prefer a completed or an off-plan project and, for a holiday home, the setting you picture: by the sea, near a lake or forest, a villa with a garden, or a flat in the city.
You will see three districts that fit your answers and the projects we list in each. We do not forecast prices or suggest that a property will gain value; districts are matched on your answers, our current listings and each district's setting and transport.
Before you buy, ask about the building's running costs, the listed delivery date and, if you might let the home to guests for short stays, the permit rules. If citizenship is also part of your plan, start with our citizenship guide.

Question 1 of …
Three districts to consider
Chosen from your answers, the projects we list and each district’s transport and setting. A starting point, not a ranking of districts.
1BüyükçekmeceEuropean side
- Why
- A coastal district on the far western edge of the city, between the Sea of Marmara and Büyükçekmece Lake, with many villa and garden projects.
- Suits you if
- You want a holiday-style home or a villa near the sea, away from the city centre.
- Watch out
- There is no metro or Metrobüs in the district; trips to the centre are by road and can take a long time.

2BeylikdüzüEuropean side
- Why
- A western coastal district with newer housing, a marina and shopping centres. The Metrobüs rapid bus line starts here and runs across the city.
- Suits you if
- You want a newer flat near the coast, with shops close by and a direct bus link across the city.
- Watch out
- There is no metro or rail station in the district, so travel depends on the Metrobüs and roads. It is a long way from the Asian side.

3PendikAsian side
- Why
- A coastal district in the south-east and the home of Sabiha Gökçen Airport. Marmaray and the M4 metro stop here, and M4 continues to the airport.
- Suits you if
- You fly often from Sabiha Gökçen, or want a coastal home on the Asian side with rail links to the city.
- Watch out
- It is far from the business areas on the European side. Projects range from the seafront to inland hills, so check each location.

…Projects we list in Pendik
- We do not forecast prices.
- Delivery dates are as listed on each project page and can change.
- Prices are the listed asking prices and change; an advisor confirms the current price and availability.

Istanbul areas explained
Istanbul has two sides, European and Asian, divided by the Bosphorus and linked by bridges, the Marmaray rail tunnel and ferries. Each side has its own airport, business areas and seafront. Before you pick a district, check which rail line is near the home and whether the project is finished.
